Start-up businesses searching for office space to let need to be flexible and not operate to a strict timeframe.
This is the advice of Jones Lang LaSalle managing director Scot Ginsburg, who said in an article for VentureBeat there is a "common misconception" among entrepreneurs that they will be able to find a new business centre to operate from inside 30 days.
"That's not impossible, but it does limit your ability to negotiate a good deal," he remarked, noting that if firms allow themselves a longer timeframe they will have more options to choose from and greater power when negotiating.
Mr Ginsburg also advised start-ups to set themselves a strict budget, noting this will allow them "enough time to plan, find space [and] negotiate the deal".
Enterprises should also take broadband access into consideration when selecting office space.
The Federation of Small Businesses recently said the UK is "lagging behind" when it comes to internet speeds for small businesses.
